Finance Options For Remodeling

Energy Programs

Are you making energy improvements to your home?  Learn more about the Energy Advantage Loan/Grant program!  You may qualify for a no-interest, deferred loan for 25% of total project costs.  If $2999 or more is spent on energy improvements, HRA will also issue a $250 grant.  Eligible energy improvements and replacements will include items that have a proven payback such as windows, doors, furnaces, air-conditioning, insulation, water heaters and built-in appliances. Households must earn less than 115% of AMI to qualify (approximately $90,000 for a household of four).

Fix-Up Fund

Do you have a small to medium sized remodeling project? The Fix-Up Fund may be for you. If your annual household income is $89,000 or less, you can borrow up to $35,000 at a reasonable interest rate (adjusted periodically by MHFA).  For more information, call GMHC at 612-722-7141.

Transformation Homes

For homeowners who are investing $50,000 or more into their remodeling project, the Transformation Homes Loan provides incentive financing - 15% of contracted remodeling costs, up to $15,000.  The loan is interest free and payable upon future sale of the home or forgiven after 30 years.  Funds are currently available.   Call 612-861-9760 for information.

Rehabilitation Deferred Loan

Does your home need repairs and updates, but you have a modest income? You may qualify for the Rehabilitation Deferred Loan which has zero interest, no monthly payments, and a maximum loan amount of $30,000 per household.  Income is determined by household size. (For a two-member household, the year 2007 maximum income for eligibility is $31,400. A four member household could have a maximum income of $39,250.)  A 3% interest loan is available for households earning less than $59,600 (for a family or four).  Call Hennepin County at 612-348-2235 for more information.

HOME Accessibility Program

If you need to make accessibility modifications for yourself or a family member, you may be interested in the HOME Accessibility Program administered by Hennepin County.  The Program offers up to a $35,000 loan that comes with no interest and no monthly payments.  Eligibility is based on household income and the value of your property after rehabilitation.  Click here to view program details in .pdf format.  Call Hennepin County at 612-348-2670 for more information.
