What are the benefits to a landlord in renting to a Section 8 participant?
A portion of the rent will be paid to you directly from the Housing
and Redevelopment Authority. The HRA conducts an initial move-in inspection of the unit and continues to follow up with yearly inspections. Many owners find these yearly inspections a useful tool in maintaining their rental units in good condition.
What are the benefits to my other tenants if I rent a unit to a person who is a Section 8 participant?
By renting units to both market rate renters and Section 8 participants, you will be creating a community that represents a greater cross section of society.
Can I evict a Section 8 participant?
Yes. You may evict a Section 8 participant from your rental unit just as you would evict a tenant who does not receive rental assistance. Currently, the only way to legally evict a tenant is to file an unlawful detainer. Once this unlawful detainer is filed, just send a copy of it to the HRA office.
Are all Section 8 participants on Welfare or Public Assistance?
No. Many of the section 8 families are working families who do not make enough money to meet the expenses of rent, child care, utilities, food, etc.
Do all Section 8 families have children?
No. Many Section 8 program participants are elderly and people with disabilities. In Richfield, 37 percent of the program participants fall into these two categories.
