The Richfield Rediscovered program means
building new homes on scattered sites throughout the community. It was started
in 1990 and over 100 homes have been constructed. The purpose of the program is
to replace small,
substandard, functionally obsolete housing with new higher valued homes that
have square footage and design features sought by families today.
Program Basics
A Builder/Buyer Team purchases a substandard
property, demolishes the existing improvements, and builds a new single-family
home. If the Builder/Buyer Team successfully builds the home and the new home
adheres to the program criteria, the Builder/Buyer Team will be awarded a
$70,000 Redevelopment Credit.
Program Process
-
A Builder/Buyer Team identifies a property
they believe to be substandard.
-
Builder/Buyer Team submits an application
with required attachments to the HRA.
-
HRA evaluates the property for
substandardness and reviews the application materials.
-
If the property is deemed to be substandard
and the new home plans adhere to program design guidelines, the
Builder/Buyer Team will be accepted into the program.
Only Builder/Buyer Teams can apply.
Applications will not be accepted if both parties have not been identified. If
you are interested in selling, you will need to find both an interested buyer
and an interested Builder. City staff may be able to help you locate a
builder/buyer team. If you are an interested buyer, you will need to find
an interested licensed Builder and identify a site. If you are an interested
Builder, you will need to find an interested buyer and a site.
Matching the Seller, Buyer, and Builder
If you are a seller, buyer, or builder and are interested in the Richfield
Rediscovered program, city staff may be able to help connect you with the
appropriate counterpart.
